NOTICE OF REAL PROPERTY TAX SALE
Harrison County Indiana Beginning 10:00 AM, 9/26/2014 Harrison County Government Center - Commissioners' Room Local Time
Harrison County
Pursuant to the laws of the Indiana General Assembly, notice is hereby given that the following described property is listed for sale for delinquent taxes and/or special assessments.  The county auditor and county treasurer will apply on or after 9/9/2014 for a court judgment against the tracts or real property for an amount that is not less than the amount set out below and for an order to sell the tracts or real property at public auction to the highest bidder, subject to the right of redemption.  Any defense to the application for judgment must be filed with the Harrison County Circuit Court and served on the county auditor and treasurer before 9/9/2014. The court will set a date for a hearing at least seven (7) days before the advertised date of sale and the court will determine any defenses to the application for judgment at the hearing.  The county auditor and the county treasurer are entitled to receive all pleadings, motions, petitions, and other filings related to the defense to the application for judgment.
Such sale will be held on 9/26/2014 at the Harrison County Government Center - Commissioners' Room and that sale will continue until all tracts and real property have been offered for sale.
Property will not be sold for an amount which is less than the sum of:
(A) the delinquent taxes and special assessments on each tract or item of real property; and
(B) the taxes and special assessments on the  real property that are due and payable in the year of the sale, whether or not they are delinquent; and
(C) all penalties due on the delinquencies, and
(D) an amount prescribed by the county auditor that equals the sum of:
(1) twenty-five ($25) for postage and  publication costs; and
(2) any other costs incurred by the county that are directly attributable to the tax sale; and
(E) any unpaid costs due under IC 6-1.1-24-2(b) from a prior tax sale.
No property listed below shall be sold if, at any time before the sale, the Total Amount for Judgment is paid in full.  If the real property is sold in the tax sale, the amount required to redeem such property will be 110% of the minimum bid for which the tract or real property was offered at the time of sale, if redeemed not more than six (6) months after the date of sale, or 115% of the minimum bid for which the tract or real property was offered at the time of sale, if redeemed more than six (6) months  after the date of sale, plus the amount by which the purchase price exceeds the minimum bid on the real property plus five percent (5%) per annum on the amount by which the purchase price exceeds the minimum bid on the property.  All taxes and special assessments upon the property paid by the purchaser subsequent to the sale, plus five percent (5%) per annum interest on those taxes and special assessments, will also be required to be paid to redeem such property.
In addition, IC 6-1.1-25-2 (e) states the total amount required for redemption may include the following costs incurred and paid by the purchaser or the purchaser’s assignee or the county before redemption:  (1) The attorney’s fees and cost of giving notice under IC 6-1.1-25-4.5;  (2) The costs of title search or examining and update the abstract of title for the tract or item of real property. The period of redemption shall expire on Monday, September 28, 2015 for an initial offering.  The period of redemption may expire Monday, January 26, 2015 for certificates not sold.
If the tract or item of real property is sold for an amount more than the minimum bid and the property is not redeemed, the owner of record of the property who is divested of ownership at the time the tax deed is issued may have a right to the tax sale surplus.
The Auditor and Treasurer specifically reserve the right to withhold from the sale any parcel which has been listed in error, or which otherwise becomes ineligible for sale either prior to 9/26/2014 or during the duration of the sale.
This notice of real property tax sale, and the tax sale itself are undertaken and will be conducted pursuant to the requirements of the laws of the State of Indiana which regulate the sale of land for delinquent taxes, pursuant to I.C. 6-1.1-24-1 et seq.
The County does not warrant the accuracy of the street address or common description of the property, and a misstatement in the key number or street address does not invalidate an otherwise valid sale.

2. The date that Petitioner intends to file for the tax deed to be issued is on or after September 29, 2014, but not later than sixty-one (61) days after the Petition is filed.

4. The Crawford County Commissioners acquired a lien on and Tax Sale Certificate to the subject property on September 27, 2013.
5. Petitioner purchased an assignment of the Tax Sale Certificate to said property at a Commissioners’ Certificate Sale on May 30, 2014.
6. The Petitioner was a valid purchaser of the property, and holds a valid Tax Sale Certificate on said property as assigned by the Crawford County Commissioners on May 30, 2014.
7. Any occupant or individual having a substantial property interest in said property pursuant to I.C. 6-1.1-25-1 may redeem the tract at anytime before the tax title is issued.
8. The total amount of money required for the redemption of real property is equal to the purchase price, plus ten percent (10%) interest thereon, plus all prior and properly filed 137 B costs, attorney fees and costs of giving notice under section I.C. 6-1.1-25-4.5, the costs of a title search or of examining and updating the abstract of title for the tract or item of real property, all taxes and special assessments paid by the Petitioner on the property after the sale (plus interest at the rate of ten percent (10%) per annum on the subsequent taxes and special assessments paid by the lien buyer and all costs of sale, advertising costs and other expenses of the county directly attributable to sale of the Certificate of Sale.
9. If the Certificate of Sale is sold for an amount greater than the minimum bid under section 5 of I.C. 6-1.1-24, for which the tract or item of real property was last offered for sale and the property is not redeemed, the owner of record of the tract or item of real property who is divested of ownership at the time the tax deed is issued may have a right to the tax sale surplus.
10. As of the date of this filing, no redemption has occurred on said property.
11. The redemption period specified in I.C. 6-1.1-25-4(c) is one hundred twenty (120) days.

PUBLIC NOTICE FOR FIRST PUBLIC HEARING
On or about September 30, 2014, the Town of Corydon intends to apply to the Indiana Office of Community Rural Affairs for a grant from the State Community Development Block Grant (CDBG) Planning program.  This program is funded by Title I of the federal Housing and Community Development Act of 1974, as amended.  These funds are to be used for a community development planning project that will include the following activities: Comprehensive Plan.  The total amount of CDBG funds to be requested is $40,000.00.  The amount of CDBG funds proposed to be used for activities that will benefit low- and moderate-income persons is $24,384.00.  The Applicant also proposes to expend an estimated $4,445.00 in non-CDBG funds on the project.  These non-CDBG funds will be derived from the following sources: Town of Corydon – Cash on Hand – General Fund.
The Town of Corydon will hold a public hearing on September 8, 2014, at 7:00 PM (local time), at the Corydon Town Hall, 113 North Oak Street, Corydon, IN to provide interested parties an opportunity to express their views on the proposed federally funded CDBG project. Persons with disabilities or non-English speaking persons who wish to attend the public hearing and need assistance should contact Jill Saegesser, 300 Spring Street, Ste. 2A, Jeffersonville, IN 47130, 812-288-4624, not later than September 2, 2014.  Every effort will be made to make reasonable accommodations for these persons.

Ordinance Vacating a Public-Right-of-Way

WHEREAS, this ordinance supersedes and nullifies all previous ordinances established by the Town Council of the Incorporated Town of Lanesville (hereinafter “the Town”) regarding a public right-of-way located at 7501 Main Street, Lanesville, Indiana; and
WHEREAS, it is the duty and the responsibility of the Council to maintain for easements for the benefit of the citizens of the Town and to vacate those no longer needed for the benefit of the public; and
WHEREAS, it has come to the attention of the Council that an easement herein described is no longer necessary as a benefit to the general public, has impeded the Town’s desire to sell certain real property, and should now be vacated; and

This ordinance becomes effective upon signing by the Town Council, and must be published in the Corydon Democrat at least one (1) time within thirty (30) days after its effective date.

Complete details of budget estimates by fund and/or department may be seen by visiting the office of this unit of government at 7550 N. Hwy 11 SE, Elizabeth. For taxes due and payable in 2016, notices will not be printed in the newspaper.
Notice is hereby given to taxpayers of Posey Township, Harrison County, Indiana that the proper officers of Posey Township will conduct a public hearing on the year 2015 budget. Following this meeting, any ten or more taxpayers may object to a budget, tax rate, or tax levy by filing an objection petition with the proper officers of Posey Township not more than seven days after the hearing. The objection petition must identify the provisions of the budget, tax rate, or tax levy to which taxpayers object. If a petition is filed, Posey Township shall adopt with the budget a finding concerning the objections in the petition and testimony presented. Following the aforementioned hearing, the proper officers of Posey Township will meet to adopt the following budget:
